RENTAL PORTFOLIO INCOME QUESTIONS

WHAT'S THE DIFFERENCE BETWEEN A PERSONAL OR GROUP RENTAL PORTFOLIO?
- In a personal rental portfolio, you own and manage rental properties individually. Each property is treated separately for tax purposes. You can manage them yourself where you have full control over management, and decision-making. Any profits or losses from each property directly impact your personal finances. Managing one or multiple properties can be time-consuming and overwhelming. If one property faces financial challenges, it affects only that property. Tax benefits (such as deductions) are specific to each property.
Growing Capital can take of you rental portfolio and you become a passive rental portfolio owner.
- In a group rental portfolio, multiple investors come together to collectively own and manage rental properties. These can be family members, friends, or business partners. A shared portfolio means a more diversified and lower risk across multiple properties. Grouping properties allows for potential tax benefits. Growing Capital as your group rental portfolio manager takes care of all decision-making always in 100% benefit for the group. The more income for you, the more income for Growing Capital. If rent is not collected, Growing Capital makes $0. Profits and losses are shared among group members.
Remember that both personal and group rental portfolios have their pros and cons. Consider your goals, risk tolerance, and resources when deciding which approach suits you best. If you’re interested in building a rental portfolio, let us know. From our experience, most of the people that start a personal rental portfolio self-managed end up hiring us to avoid headaches of every day operational decisions.
